Leasing Consultant
Paran’s Leasing Consultant takes pride in maintaining occupancy of the community and also ensuring the needs of the residents are met.
In addition to recruiting and showing prospective residents the apartment units, the leasing consultant works collaboratively with the Community staff to keep atop industry trends and stay apprise of leasing activity in the surrounding community. With manager direction, retention efforts as well as driving a positive and professional online presence will be a top priority. This position will involve extensive interaction with residents and prospects; a service driven, friendly attitude is vital.
Responsibilities & Duties:
- Revise and re-post Craigslist ads as well as any other ads, monitor and update availability on Apartments.com
- Schedule tours and open houses
- Greet prospects, tour carefully adhering to Fair Housing guidelines, complete guest cards
- Record all phone traffic via guest card for follow ups, Make follow up calls
- Inspect “ready” units to ensure they are indeed ready for tour
- Overcome objections, sell the property and unit. ASK FOR THE LEASE!
- Make sure applications are completed and signed and sent to screening company, take screening fee, hold deposit via cashiers check, money order, or personal check. No cash.
- Assist community manager with Activity Report, Market Survey or any other tasks as requested
- Ensure any leased apartments are ready for move in PRIOR to move in date!
- Secure residents’ signatures on Lease and all addenda upon move in. Perform walk-through Move in inspection with the resident and notate any deficiencies in the apartment, test the smoke alarms
- Accept payments for rent, accept maintenance requests from residents
- Maintain resident files and other administration duties assigned
- Distribute notices as needed
- Answer questions and listen and document any tenant issues. Attempt to resolve or loop in manager
- Follow up on any pending issues, and any pending work orders.
- Contribute to community curb appeal /cleanliness on a continual basis, ensure site is tour-ready
- Assist in placing any balloons, banners, flyers or other marketing materials at managers request
- Keep accurate track of work hours via Paran Time sheet, submit every other week per payroll schedule
Qualifications & Skills:
- Minimum 2 years of experience in leasing or sales experience
- Fair Housing training (Provided upon hiring, to be completed within 14 days)
- Demonstrate an ability and willingness to support and contribute to the community team
- Strong oral and written communication skills
- Strong organizational skills and multitasking abilities
- Keep a positive attitude even when dealing with unpleasant situations
- Operate phones, computers, Microsoft Office including Word and Excel as well as any community software
